A. Waiting lists change on a regular basis. Therefore, just because there is a waiting list for a particular apartment, does not rule you out from obtaining that apartment. Sometimes people place themselves on many waiting lists around town, and when something opens up to them, they may decide not to exercise their option to rent. Maybe they lost their roommate(s), have taken something else or changed their minds.
Once your group has obtained first option, ( are in first place and offered an apartment or house),Things change, depending on the time frame but most times you have about one week to decide if indeed you will take the property.
If you decide to take the property then
at this time you must put up some money to hold the property , which will be part of your deposit if you follow thru with rentingand lost if you don't. If you pass on the property the 2nk group in line for that apartment or house will be offered the property and so on until the property is rented.
B.If one groups' references checked out fair, and another groups' references checked out excellent. References alone will determine placement for that property.
Only if two groups with the same reference rating and on the same waiting list does order in which the applications were received play a part in the choosing of the new tenants.
So, if a piece of property that you are interested in has one or two groups before yours, don't let that discourage your group from submitting your applications.Your references may be better than any other group on the list.
Also, occasionally during the summer months, we will have an unexpected notice of an apartment coming available. When that happens, the waiting list groups are the first called.
