Important points in our Lease Agreement
The Agreement that you and I have pertaining to what go's on, in and around your apartment/house, is called the Lease. It is a guide, a set of pre-arranged rules between you and I, on how we will conduct ourselves while you live at Eagle Creek Apartments or Homes. It spells out who is responsible for what, and who pays for what utilities. How much the rent and the deposit are, and when are they due. How long will this agreement run? The Lease has information in it, from where to set your thermostat during Christmas break, to what to do if your toilet begins running, or sink starts dripping. The Lease also states what is provided in the house or apartment, as an example: mini-blinds, dishwasher, stove, refrigerator, etc. The Lease also explains what will automatically come out of your damage deposit, like carpet cleaning, so you know this up front. What happens, if your rent check bounces, or if you are late paying your rent, is also in there.
There are a few parts of our Agreement which I need to stress. One is how tenants are expected to conduct themselves while living at any of the properties. It is stated in our Lease, that Tenants must conduct themselves and all guests or invitees, in a manner which will not disturb their neighbor's peaceful enjoyment of the premises. This, of course, includes: parties, loud music at late hours, or anything that disturbs your neighbors peace and quite, and cannot be tolerated, because it is a violation of the Lease. Another part is, smoking in the Apartments or House is not allowed. If you smoke outside of the buildings, please be considerate enough to put you cigarette butts in something metal, like a coffee can, plastic burns. Do not just throw them on the ground. Excessive candle burning is also a potential problem, especially in corners, where the smoke blackens the ceiling above the candle. (Check out candles in Apartment Features and Reminders on ways to lessen this effect.)
Breaking any of the Lease agreements is serious stuff, because you could be evicted from your apartment or house. Worse still ... you have to pay rent for the remainder of your Lease contract. As you can see, there are many subjects covered in the Lease. It is important to read and make a copy of your Lease for future reference. In summary, the Lease Agreement is a signed, legally binding document between you and I, which spells out who is responsible for what ... and what will happen if either of us do not hold-up our end of the deal.
